
The latest Inspection Express Product Update focuses on improving day-to-day workflows across inspections, maintenance and owner communications. These updates are designed to make common tasks easier, improve access to important information and give property managers more flexibility in how they manage their work. Below is a full overview of what’s been released and what’s improving.👇
Inspection Times Now Match Your Device Settings
Inspection Express now automatically follows the time format set on your device. Previously, all inspection times were displayed using a 24-hour format. While this worked well for some users, it often created confusion for others, particularly users who prefer a 12-hour clock format.
Now, if your device is set to:
- 12-hour time → Inspection Express will display times as 9:00 AM
- 24-hour time → Inspection Express will display times as 09:00
This creates a more consistent experience across your device and allows users to work with the time format they are already familiar with.

Maintenance Without an Integration Is Now Fully Supported
We’ve improved how maintenance requests work for agencies that do not use a third-party maintenance integration.
Previously, maintenance requests were primarily designed for agencies connected to platforms such as Tapi or other maintenance integrations. While users could create maintenance requests and record issues, there were limitations when trying to manage those requests entirely within Inspection Express.
Now, property managers can create maintenance requests, add photos and descriptions, track maintenance items, and mark them as completed directly within Inspection Express.
This update provides more flexibility for agencies that manage maintenance internally and do not use a third-party maintenance platform.
What’s changed?
Property managers can now:
- Create maintenance requests directly within Inspection Express
- Add photos and descriptions to maintenance items
- Maintenance requests will show in the body of emails to the owners.
- Track outstanding maintenance issues
- Mark maintenance requests as completed
- Manage maintenance records through both the app and web portal
We’ve also removed prompts asking users to post maintenance requests to an integration when no integration is connected.
Why this matters
This gives agencies more flexibility when managing maintenance internally and provides a simple way to keep track of maintenance issues without relying on external systems.

Better Visibility for Inspection Records
Tenant Action and Maintenance Photos Are Now Easier to Access
Property managers can now easily view and download photos added to Tenant Actions and Maintenance Requests.
Previously, these photos were only available in the request and could not be downloaded separately. Once an inspection was finalised, there was no simple way to retrieve them if they were needed later.
Now, these photos are available through:
View Photos & Videos
Users can open View Photos & Videos to see photos added to Tenant Actions and Maintenance Requests. These photos are not added directly into the inspection report, but they can now be accessed and downloaded from the photo viewing area.
Download Inspection Photos
When downloading inspection photos, Tenant Action and Maintenance photos are now automatically included in the ZIP file.
Why this matters
This provides greater visibility across inspections and ensures important supporting evidence remains accessible when needed. Property managers can now quickly access, download and share these photos with owners, tenants or contractors.

Owner Instruction Improvements
Product Update: 14-Day Extension Period for Expired Owner Instructions improvements
We’ve introduced a 14-day grace period to make Owner Instructions more flexible while still protecting sensitive information.
Previously, if an Owner Instruction expired, any uploaded documents became unavailable and the Property Manager had to create a new Owner Instruction from scratch. This often meant owners had to re-upload information they had already provided.
Now, Property Managers have 14 days after an Owner Instruction expires to extend the deadline and continue the process without asking owners to upload the same documents again.
What’s changed?
Property Managers now have a 14-day grace period after an Owner Instruction expires.
During this period they can:
- Extend the deadline
- Retain previously uploaded documents
- Continue the process without requiring owners to upload documents again
After the 14-day period has passed, a new Owner Instruction must still be created to ensure sensitive information is not retained indefinitely.

May Product Update: Additional Improvements
View and Download Key Forms Directly from the Admin Portal
Users can now view and download Key Forms directly from the Admin Portal without needing to send a Paperless Condition Report first.This removes unnecessary steps and provides faster access to key handover records whenever they are required.
Why this matters
Property managers can quickly retrieve key handover documentation without generating additional reports, saving time and improving access to important records.
